How to Read A Colorado Springs MLS Sheet - Part Two: Room Sizes and Square Footage

 This is the second section of the Colorado Springs MLS sheet. This section deals with the different rooms and their sizes.

The columns on the left are the different rooms, their dimensions and what level they are on.

Room Sizes: These are the sizes of the living areas and the bedrooms.
  • M= Main Level (the level with the main entrance)
  • U= Upper Level (the level above the main level)
  • L= Lower Level (the level below the main level, but not the basement- Usually the lower level in a tri-level or bi-level home)
  • B= Basement

Room Dimensions are estimates and are usually measured by the listing agent. If you need a specific room dimension, it may be best to have it measured yourself.

Other: These are other rooms that the home may have that are not accounted for above. The dimensions are given in this section and the descriptions are listed below. Common “other” rooms include: dens, offices, rec rooms and any additional bedrooms (that exceed 5).

MBR: Master Bedroom. If the master bedroom is not clearly identified by looking at the home, it is usually considered the largest bedroom on the main or upper floor.

The middle part of this section breaks down the square footage.
  • Total SqFt: = This is the TOTAL living space – finished AND unfinished. This number includes all basement square footage.
  • Finished SqFt: = This is the amount of square footage that is finished and livable. This includes all finished square footage in the basement.
  • Above Grade SqFt: = This is all the square footage that is above ground level. Basements and some lower levels do not qualify.
  • Upper: Any square footage above the main level. Upper levels are found in 2-stories, tri-levels and bi-levels
  • Main: All square footage on the main level. Main levels can be found in all floor plans except bi-levels.
  • Lower: Any square footage on the level that is just below the main level in a tri-level or is the bottom level of a bi-level home.
    % Lower Finished: How much of the lower level is finished/ livable?
  • Basement: Total square footage (finished and unfinished) in the basement
    % Basement Finished: How much of the basement is finished/ livable?
  • SqFt Source: This is where the listing agent gathered the square footage information. Popular sources are: Builder Marketing Materials, Assessors Records and Recent Appraisals.
The last part of this section breaks down the bathrooms.
  • Baths: This shows how many total bathrooms are in the home.
  • Upper/Main/Lower/Basement: The first number represents how many bathrooms are on that level. The second part tells what kind of bathrooms are on that level. (For Example: This MLS shows that on the Upper Level there are 2 bathrooms: a 5-Piece and a Full Bathroom, the main level has 1 half bath and the basement 0/N zero/None bathrooms.)
  • 5pc: = Five Piece Bathroom: One toilet, 2 sinks, one bathtub and a separate shower.
  • Full: = One toilet, one or 2 sinks and a tub/shower combo
  • ¾:= Any 3 of the 4 items listed in a Full Bath. A common ¾ bath includes one toilet, one sink and a standalone shower (no tub).
  • Half:= One toilet and one sink. This is very common for a main level “powder room.”
  • Rough-In:= This is how many bathrooms are pre-plumbed but not finished. Very common in unfinished or partially finished basements.
