How to Read a Colorado Springs Real Estate MLS Sheet - Part 3: Exterior Amenities

 

The exterior amenities section of the Colorado Springs (PPMLS) MLS sheet contain information on the type of house it is, how it was built, as well as garage and foundation information and immediate surrounding property information.

The first part deals with the GARAGE:
  • Garage # = How many parking spaces are there? (If there is a carport, this number will reflect how many parking spaces there are in the carport.)
  • Garage Type= This is a mandatory field and choices include:
Attached
Detached
None
Carport
Available
Tandem 3-Car
  • Garage Amenities = This is additional information about the garage.
  • Garage Remotes = How many remotes come with the garage. This will give you an idea of whether or not there is an automatic garage door or not.

  • Construction Status = Is this an existing resale home? Is it a new build home? Is it a home that is not yet complete? (Homes that are not yet done being built will have a field to let you know WHEN it will be complete.)
  • Model/Plan = New homes offer this field, but resale homes can utilize it as well, especially if it is a newer resale of a popular design floor plan. There is also the option to supply the name of the builder in this section, if needed.
  • Floor Plan = How is this home set up? Check out: Colorado Springs Single Family Floor Plans for a description of the different floor plans in Colorado Springs.
STRUCTURE and FOUNDATION:
  • Bsmt/Foundation = In Colorado Springs, basements are common and finished basements are considered living area. There is another section of the MLS that tells you how much of the basement is finished. Basements can be an assortment of several types and include:
    • Full Basement – Roughly the same size as the
      Main level of the home.
    • Partial Basement – Only part of the foundation is considered a basement.
    • Garden Level Basement – The windows of the basement are above ground level.
    • Walk-Out Level- Somewhere in the basement is a door that walk-out to the yard. These are common in houses that are built on a hillside or those that have a sloping yard – VERY common in Colorado Springs.
  • Non-Basement Foundations include:
    • Crawl Space – This is an area under the house that is less than 5′ (ish) in height and may contain the furnace and water heater in some houses.
    • Slab – These homes are built on a slab of concrete. Found in areas that may be prone to flooding – not very common in Colorado Springs.
    • Other choices include: Tied Down Mobile, Post and Pier, None or Other.
  • Structure = How is the home built? Options include:
Adobe
Concrete
Concrete Block
1X, 2X or 3X Wide
UBC or HUD Modular
Foam
Log
Metal Frame
Wood Fame
Stone
Tire
Straw
 
  • Siding = Describes the exterior of the home. Common exteriors for homes in Colorado Springs include: Stucco, Wood siding, Composite siding, Vinyl, Stone and Brick.
  • Roofing = Common roof materials include: Composite shingle, metal and tile (among others).
  • Window Type = Choices include: Vinyl (newer or recently updated homes), Wood (older homes & homes built in the 80’s and early to mid 90’s), Aluminum (mostly homes built in the late 60’s and 70’s), Fiberglass or Storm Windows.

     

    *It is important to note that homes built with wood windows in the 1990’s may have OLDACH WINDOWS which have had problems. These problems lead to a lawsuit, where homeowners with problematic OLDACH WINDOWS may be entitled to part of the settlement to replace the problematic windows.*

  • Patio/Deck = (Click here to read about Patio Length and Width Dimensions) This is where you will find out what the patio and/or deck is made of and whether it is not it is covered.
  • Drive Way = Choices include: Concrete, Gravel, Heated or Paved.
  • Fence = Choices include: All, Rear, Front, Community, Other or None.
  • Other items that can be found in this section: Out Buildings, Dog Runs, Farm Items (barns, stables …), and Alley Access.
