Colorado Springs Home Sellers: 5 Tips for Selling Your Home to First Time Home Buyers

Colorado Springs Home BuyersThe recent mortgage crisis has caused there to be fewer first time home buyers able to qualify for a mortgage loan and therefore less first time home buyers are out looking to buy a home in Colorado Springs.

If you want to sell your home, you need to know who your buyer is. No, you do not need to know their name but you DO need to know if they are a first time home buyer.

Generally a good way of knowing if your home would be good for a first time home buyer is to ask yourself, "Was this MY first home?" If the answer is "Yes", then chances are the person who is going to BUY your home will ALSO be a first time home buyer.

Here are 5 tips to make sure that YOUR home stands out and appeals to the first time home buyer.

1.      Leave all the appliances.  Leaving all the appliances (washer and dryer, too) will be very appealing to a first time home buyer in Colorado Springs who is more than likely going to be a bit cash strapped when they first move into the home.

2.      Clean or replace the carpet in all the living areas. This will make your home feel very move-in-ready and extremely appealing to first time home buyers.

3.      Offer to pay closing costs. Again, because these home buyers may be a bit cash-strapped, offering to pay their closing costs (or a portion of them) will be very enticing. Your Colorado Springs Real Estate agent can add this to the "incentive" section of the MLS.

4.      Price your home at or slightly below market. Dont let your competition beat you out on price. You need to be the BEST priced home in the BEST condition. Read Also: Selling Your Colorado Springs Home: The Importance of Proper Pricing from Day One

5.      Exploit your curb appeal. When someone is out looking to buy a home in Colorado Springs, curb appeal can be the difference between a drive-by and an offer. Many times an agent will send their home buyer clients out to drive past homes before choosing which homes to go inside of. The better your curb appeal is, the better your chances of getting a showing. Curb appeal includes:

a.      Nicely manicured front yard

b.      Fresh paint

c.       Functional, non-broken gutters

d.      Clean or new front door

e.       Flowers (if possible)

f.        No junk cars or scattered toys

If you can effectively accomplish all 5 of these tips, you will now have a much better chance at selling your Colorado Springs home to a first time home buyer.
