New homes for sale in Colorado Springs have slowed down since the boom of the last few years. The biggest change that we have seen in the new home market is the drop in ˜inventory homes - meaning: if you want to buy a new home, you will need to ˜dirt start it. Building homes before they are purchased is too big of a risk for Colorado Springs home builders.

Here is a look at some of the busiest builders in El Paso County - to include the Colorado Springs, Monument, Falcon/Peyton and Fountain real estate markets, and how many building permits were pulled from January - April of 2008:

Colorado Springs Real Estate Market UPDATE: Comparing Average April Home Sale Prices 2005 - 2008

I recently wrote a post where I commented that the Colorado Springs Real Estate market home prices were closer to the mark of 2005’s home prices. After further research, I have found that the information sources that I was basing that off of were unreliable, so I removed that post as not to create any confusion, and apologize for any confusion it may have already created.

This is a comprehensive update on how average home sale prices in Colorado Springs compare, from the month of April in 2005 - 2008. I only am comparing April sold data from year to year. The areas that I chose to compare were large parts of Colorado Springs with similar homes within the area and plenty of real estate activity from 2005-2008.

Colorado Springs Real Estate Market - Average April Sales Prices 2005-2008

Black Forest Colorado Springs Real Estate Market

  • 2005: $296,324
  • 2006: $343,178
  • 2007: $324,232
  • 2008: $415,499

Although there was a decrease of -6% from 2006-2007, the Black Forest real estate market saw an average sale price INCREASE from 2005-2008 of +40%.  That is an average of 13% increase a year!

Colorado Springs Neighborhoods See May Snowfall … Geesh. Enough Already!

In Colorado Springs, it is often said, ˜If you dont like the weather, just wait a minute.

Example:

  • Yesterday, April 30, 2008, it was almost 80 degrees out. I was wearing a tank top and flip flops.
  • Today, May 1, 2008, it is snowing. I mean REALLY snowing ¦

Downtown Colorado Springs Tejon Street Now Has 2-Way Traffic

Downtown Colorado Springs Tejon Street Now has 2-Directional traffic for the first time in 37 years.

Derek and I were driving downtown after attending the CAMP Benefit Concert, when we noticed that Tejon no longer was just a South-Only street! It was very odd to see traffic coming AT us on a street that formerly only offered one-way travel.

Per a recent Colorado Springs Business Journal article (CSBJ) this decision was made for the benefit of local, downtown businesses:

“The change comes at the request of downtown businesses after a study commissioned by the Colorado Springs Downtown Partnership showed that a two-way environment would likely increase traffic volumes and business sales along the one-way portion of Tejon.”

There are all kinds of “Look Both Ways” signs at every corner to help pedestrians remember that there will be cars coming from both directions when they go to cross the street.

This will be an interesting adjustment for Downtown Colorado Springs.
