I recently wrote a post where I commented that the Colorado Springs Real Estate market home prices were closer to the mark of 2005’s home prices. After further research, I have found that the information sources that I was basing that off of were unreliable, so I removed that post as not to create any confusion, and apologize for any confusion it may have already created.

This is a comprehensive update on how average home sale prices in Colorado Springs compare, from the month of April in 2005 - 2008. I only am comparing April sold data from year to year. The areas that I chose to compare were large parts of Colorado Springs with similar homes within the area and plenty of real estate activity from 2005-2008.

Black Forest Colorado Springs Real Estate Market

• 2005: $296,324
• 2006: $343,178
• 2007: $324,232
• 2008: $415,499

Although there was a decrease of -6% from 2006-2007, the Black Forest real estate market saw an average sale price INCREASE from 2005-2008 of +40%.  That is an average of 13% increase a year!

Flying horse is a newer Colorado Springs neighborhood located in the northern part of Colorado Springs - east of Voyager, South of Black Forest and west of Hwy 83.

We drive through Flying Horse on our way to our office - Keller Williams Clients' Choice Realty. Our office is located right off of Struthers Road, west of Gleneagle and just NW of Flying Horse. I am always taken aback by the beauty of the Flying Horse neighborhood, as well as the backdrop of the majestic Pikes Peak and Rocky Mountains. Here are a few pictures that I was able to take on my way to the office yesterday.

Flying Horse is home to several of Colorado Springs' finest semi-custom home builders, like Classic, Keller and Vantage. Classic Models are shown in this picture at their location in the Village at Saratoga at Flying Horse.

Flying Horse also offers custom home lots for sale on and near the Tom Weiskopf Championship Golf Course. There are some amazingly beautiful homes being built, like the one pictured below. Flying Horse has been referred to on several occassions as the Broadmoor "North" because of its exquisite living and phenomenal golfing on the Front Range.

The new Colorado Springs neighborhood of Flying Horse is beautiful and is located in Northgate and is home to the Flying Horse golf course and the K-12 Discovery Canyon Campus. We drive through Flying Horse on our way to our office (in Gleneagle) and are in constant awe of how beautiful this neighborhood is becoming.
