The BEST Times to Buy and Sell Real Estate in Colorado Springs

The Colorado Springs Real Estate market offers many opportunities for both buying a home and selling a home, regardless of the current market conditions. One of these opportunities lies in the time of year that you choose to buy a home for sale in Colorado Springs or sell your Colorado Springs home.
I did some research on different Colorado Springs neighborhoods and found that there are definitely better times to BUY  and SELL a home in Colorado Springs than others.
I chose to use the Powers area of Colorado Springs to illustrate my point. The Powers area is very consistent with most other Colorado Springs neighborhoods and is a huge part of the Colorado Springs Real Estate market.

The Powers area is home to the D-49 neighborhoods of: Claremont Ranch, Greenhaven, Stetson Hills, Springs Ranch, Cimarron Hills and Cimarron Eastridge and is defined by the areas of Woodmen(N), Powers (S), Marksheffel (E) and Platte/Hwy24 (S).

Homes for Sale in Colorado Springs

SELLERS:

The BEST time to SELL your Colorado Springs home is in April, November and December. This is when the ratios of competition to sales are the lowest. In these months, for every new listing that goes on the market roughly one home goes under contract or sells. This is compared to most other months where competition is doubled and/or sold activlty cuts in half.
Sell your home in April:  Although there are a lot of homes for sale in Colorado Springs in April, you will notice that there are also a lot of homes selling as well. This is smack dab in the middle of the Spring Colorado Springs real estate “boom” that is historically predictable from year to year.
Sell your  home in November or December:  Yes, there are fewer sales, but there is also less competition. Many non-serious home sellers pull their homes off the market for the holiday season – leaving only serious Sellers. What’s more, the folks out looking to buy a home for sale in Colorado Springs are also more serious, meaning less lookey-loo’s and more serious offers.
Seller Tip #1: The average days on market in most Colorado Springs neighborhoods are 90 days. To take full advantage of selling your home in these hot months, make sure you put your home on the market about 2 months ahead of time.

Buying a home in June is like eating a late lunchThe best time to buy a home for sale in Colorado Springs is in June. This is when there is the largest selection of homes for sale on the market and the least amount of sales.

Buying a home for sale in Colorado Springs in June is like eating a late lunch at a restaurant. 

Have you ever gone to lunch at about 1:30pm – after the lunch rush? You get sat immediately (no crowd) and your food arrives almost immediately (the cooks are still in rush-rush mode). This is the same concept with the Colorado Springs real estate market:  Sellers are still dumping homes into the market like crazy, trying to get a part of the Spring “boom” action, so you will have quite a selection of homes for sale. You will also have less competing offers on the smokin’ deals, as there are less other buyers to contend with.

Buyer Tip: When looking for a home for sale in Colorado Springs in June, look for homes that have already been on the market for about 2-3 months. Chances are these home Sellers overpriced their home and missed the Spring “boom” window, so now they are frustrated it didn’t sell and motivated to get it SOLD quick = better negotiations for you!

I guess, in a larger scope of things, it is ALWAYS a good time to BUY a home in Colorado Springs and ALWAYS a good time to SELL your Colorado Springs home. But when you break it down to the month, there are definitely better times to buy and better times to sell than others.

Great advice Mariana.  It is very cyclic and the best time for buyers and sellers are at opposite of the peaks and valleys of their "prime" time.  Winter time are for serious buyers...mostly they have to buy due to relocation needs.  Have a great weekend.

Bob- You are right. Relocation usually happens at the very end/begining of the year (especially in the highly transient Colorado Springs), so the people who are out looking for a home at taht time need to BUY!
